The Setup

First, your 50-year lease puts you fully in charge, letting you run the place like you own it from day one. If your plans change, someone else can take your place anytime after the first year
Second, you hold a 10-year purchase option that guarantees your right to buy. No one can outbid you, and no landlord can sell it out from under you, giving you a full decade of breathing room to get your mortgage sorted
The Maths

Dublin home prices climb by ~7% a year — a €500k home today will cost €610k in just three years. Every year you wait to buy costs you €30k to €40k in lost gains
Mirra flips the maths. You pay a one-time 3-5% fee to cap your price for 10 years. While the market climbs, the rent you pay reduces your price, like a mortgage balance. After 3 years, you can buy and stay put, or sell and keep 100% of the cash gain between market price and your price
